Types
of Service to be Provided
Our
Service policy is very simple. Our homeowners want
everything right in their home, and so do we. Our
intention is to build it right the first time, but
we do not disappear after the sale
Scheduled
Warranty Service:
Service work is performed on a scheduled basis two
times during the first year warranty period -- at
the end of the second and twelfth month. A service
calendar is maintained by our service department
which indicates these service anniversary dates
for each new home, based on the date of closing
as the benchmark.
Emergency
Service:
Emergency repairs are handled as necessary throughout
the year. The service department or the appropriate
contractor will immediately schedule repairs in
the event that homeowners require emergency service,
such as water leaks, no heat, etc.
Warranty
and Warranty Standards
Our new home warranty is detailed in the
"Residential Warranty Corporation
(RWC) New York Six Year Warranty for New Homes";
provided upon request.
The limited warranty provides written insured
protection, construction standards and requirements,
a successful third-party resolution process, and
added resale value with transferable coverage. A
summary of the RWC New York State Six Year Warranty
follows:
Coverage:
(a) For one year, the home must be free from
defects caused by workmanship or materials that do
not meet or exceed the RWC Warranty Standards; for items
not covered by the standards, the construction must be in accordance
with locally accepted building practices and codes.
(b) For two years, the plumbing, electrical, heating,
cooling and ventilation systems must be free from
defects caused by unskillful installation, to the
extent stated in the RWC Warranty Standards and codes as
above.
(c) For six years, the home must be free from
major structural
defects. A Major Structural Defect is defined as actual
physical damage to the designated load-bearing elements
of the Home caused by failure of such load-bearing
elements which affects their load-bearing functions
to the extent that your Home becomes unsafe, unsanitary,
or otherwise unlivable.
